About

Specializing in residential and hospitality architecture, the founding principal Leopoldo Sguera believes financial and spatial constraints can drive creative solutions that enhance the way people live.

We are inspired by our belief in connecting memory to physical space and are renowned for our use of light and pattern. These are the details that make each project special and uniquely yours.

We have a deep knowledge of navigating the specific challenges of NYC, and believe budget constraints can fuel creativity.

With experience spanning hospitality, luxury residential, and cultural projects, we bring concierge style service to clients who want spaces that are both inspiring and practical.

Luxury Residential – high-end private homes and multi-family residences with concierge style execution to guide you every step of the way.

NYC Department of Buildings / Zoning – navigating permits, approvals, and compliance to keep projects moving smoothly.

Hospitality Design – creating guest experiences that strengthen brand identity and improve long-term ROI.

With a Masters of Advanced Architectural Design from Columbia University, I pair technical mastery with an international design perspective (fluent in Italian). My role is to guide clients seamlessly from concept through approvals and construction — so they can focus on their investment, not red tape.

Always open to conversations with hotel owners, investors, and developers about upcoming projects or partnerships in New York City and beyond.

Meet Your Architect

Leo Sguera is a licensed architect in New York, New Jersey and Connecticut with over 20 years of experience in the field. Leo attended McGill University within the faculty of engineering and holds a Bachelor of Architecture from Pratt Institute and a Masters of Advanced Architectural Design from Columbia University in New York City.

After working for more than a decade at renowned architecture firms like Ateliers Jean Nouvel, HOK and Roman & Williams he became partner at Soma Architects and then founded Losai Studio. Leopoldo has developed some of his own projects, giving him an acute awareness of the costs involved in building. Leopoldo has modeled his architecture business on that experience. He feels that one of the primary roles of an architect is to serve as a financial advisor to the owner with regards to project delivery methods. Both owners and architects are often unaware of how much value they can add to a project by embracing the financial logistics of a project early on. For those reasons, he has been an early adopter of Integrated Project Delivery concepts. He has advised owners on the use of Construction Administration as Constructor (CMc) contracts as well as typical bidding procedures. He believes architectural creativity can be fostered by both spatial and financial constraints.

Leo is equally comfortable working on larger scale commercial projects as he is on the intimate scale of a kitchen or bathroom. He finds all design scales exciting, from objects to buildings, as they all relate to life and the possibility of living it better. His expertise lies mostly in the realm of residential architecture and hospitality.
